If you are setting up or renewing a mainland company in Dubai, someone has probably told you that you “need an Ejari”. Then someone else told you that you can get a virtual one. Both are right. Here is what that actually means, and how to decide which option fits your business.
What is a virtual Ejari?
Ejari is the Dubai Land Department system that registers tenancy contracts. The Department of Economy and Tourism (DET) asks for an Ejari certificate as proof of a business address before it issues or renews a mainland trade license.
A virtual Ejari is a real Ejari certificate tied to a business center address rather than to an office you occupy every day. The business center holds the lease, registers your contract in the Ejari system, and you use the address for your license, your bank and your mail.
So it is not a loophole. It is a registered tenancy at a licensed business center, and it must come from one. If a provider is not a DET-licensed business center with an approved address, the certificate will not pass the checks.
Why a mainland license needs one
Three parties care about your address, and each will check it.
- DET needs it on file to issue or renew the license. No valid Ejari, no renewal.
- Your bank will usually visit the address before opening a corporate account. They want to see your company name at reception and staff who know who you are.
- The Ministry of Human Resources and Emiratisation (MOHRE) can inspect the address when you apply for employment visas.
This is why the cheapest option is not always the right one. A certificate that cannot survive a bank inspection costs you weeks, not just dirhams.

What a virtual Ejari costs in Dubai
Prices in Dubai run from around AED 1,500 a year in secondary areas to AED 3,500 or more at prime addresses. The gap usually reflects two things: the location, and whether inspections are included or charged separately.
At Austria Business Center, the Virtual Ejari package at Al Hudaiba Mall on Al Mina Road is AED 3,500 plus VAT a year. It includes a one-year Ejari for a mainland license, plus labor, government and bank inspection support for the year. Ask for the inspection terms in writing from any provider you compare. “Available” and “included” are different words.
Virtual Ejari, licensed office or serviced office?
My honest view: pick the lightest option that your activity, your bank and your visa plans will accept. Here is how the three compare.

Choose a virtual Ejari if
You run a consultancy, trading, services or online business, you work from home or on the move, and you need one or two visas at most. You want a compliant address at the lowest cost. If you only need an address for mail and calls, without the Ejari, our virtual office packages start lower still.
Choose a licensed office package if
You want the address plus somewhere to actually work and meet people. Our licensed office packages at The H Hotel (AED 15,000), Concord Tower (AED 12,000) and Al Hudaiba Mall (AED 10,000) a year, excluding VAT, add a Dubai landline, five hours of meeting room time a month, and coworking access during business hours, on top of the Ejari and inspection cover.
Choose a serviced office if
You have a team, you need more visas, or your activity requires a physical premises. Clinics, salons, restaurants and most activities that hold stock fall into this group. Furnished private offices at our three locations start from AED 2,777.75 a month, excluding VAT, with 24/7 access, reception and utilities included.
What you need to apply
- Passport copy, and Emirates ID or residence visa if you have one
- Trade license, or the initial approval for a new company
- Memorandum of Association for an LLC
- Company stamp and a contact number
With the documents ready, a business center can usually register the Ejari within a working day. Renewal is the same process, and it must happen before your license renewal, not after.
Three mistakes that cost people money
Buying the address, forgetting the visas. Visa approvals are linked to your workspace. If you plan to hire, tell the provider now so the package matches.
Assuming free zone rules apply. Free zone companies do not use Ejari at all. Their zone issues the lease. A virtual Ejari only matters for mainland (DET) licenses.
Renewing late. The Ejari expires after a year. If it lapses, the DET renewal is blocked until it is fixed.
The short version
A virtual Ejari is the right starting point for most small mainland businesses in Dubai: legal, inspectable and far cheaper than an office you will not sit in. Step up to a licensed or serviced office when you have people to house or an activity that demands a door with your name on it.
