A serviced office at Austria Business Center costs from AED 1,389 per workstation per month at Al Hudaiba Mall and Concord Tower, and from AED 2,361 at The H Hotel, excluding 5% VAT.

The monthly price matters, but so does what it covers. Furniture, internet, utilities and reception can make a considerable difference to your office budget when you would otherwise pay for each separately.

This guide sets out our prices, explains what is included and helps you compare a serviced office with a traditional lease.

What does a serviced office cost in Dubai?

Our serviced offices in Dubai are priced according to the location and number of workstations. The figures below are monthly rates for the whole private office, excluding VAT.

Location (internal office) 2 workstations 4 workstations 6 workstations Per workstation
Al Hudaiba Mall and Concord Tower AED 2,777.75 AED 5,555.50 AED 8,333.25 AED 1,388.88
The H Hotel AED 4,722.25 AED 9,444.50 AED 14,166.75 AED 2,361.13

External offices are also available in each size. These cost approximately 10% more at Al Hudaiba Mall and Concord Tower, starting at AED 3,055.58 for two workstations. At The H Hotel, they cost approximately 12% more, starting at AED 5,277.75.

The H Hotel’s internal office rate is around 70% higher per workstation than the equivalent rate at our other two locations. Its Sheikh Zayed Road address, close to Dubai World Trade Center and DIFC, may be worth the difference if you regularly meet clients in that part of Dubai.

If most of your work happens online or at your clients’ premises, a lower-priced location may suit you just as well.

What is included in the rent?

At Austria Business Center, your serviced office rent covers:

  • A fully furnished private office with 24/7 access
  • High-speed internet and utilities
  • Reception and guest handling
  • Daily cleaning of common areas
  • Meeting room access within your package allocation
  • Business lounge access
  • A professional business address and an on-site support team

Having these services in place means fewer arrangements to make before you move in and fewer separate bills to manage each month.

Meeting room access is worth checking carefully when comparing providers. Ask how many hours your package includes, how bookings work and what you will pay if you need more time.

What costs extra?

Your quote should make any additional charges clear before you sign.

  • VAT. All prices above exclude 5% VAT.
  • Extra meeting room hours. Anything beyond your package allocation.
  • Government and licensing fees. Ejari, license fees and visas are separate from rent unless your package bundles them. Our licensed office packages include Ejari, and our virtual Ejari guide explains how it works.

You can read more about our Ejari services in Dubai and the arrangements covered in our virtual Ejari guide.

Also ask about parking, printing and any other services your team expects to use regularly. Small charges can add up over a year.

Serviced office vs traditional lease in Dubai: comparing the full cost

A traditional office listing usually leads with the annual rent. Before comparing it with a serviced office, you need to establish what you will spend to make the space ready and keep it running.

Cost item Serviced office Traditional lease
Rent One monthly price Annual rent, usually paid by post-dated cheques
Electricity, water and cooling Included Billed separately, often with a district cooling charge
Service charges Included Charged on top of rent, often per sq ft
Furniture and fit-out Included Fit-out for shell-and-core space is quoted at AED 150 to 500 or more per sq ft
Internet and IT Included You arrange and pay for it
Reception and cleaning Included You hire and pay for them
Deposit Set by the center Commonly 5% to 10% of annual rent
Agent commission Usually none when you deal with the center directly May apply when using a broker
Time to move in As little as 24 hours Depends on the space, fit-out and approvals required

For a traditional lease, the condition of the office makes a substantial difference. A fitted space may need only furniture and an internet connection. A shell-and-core unit involves more work, expense and preparation.

Our guide to renting office space in Dubai and tenant rights covers other points to consider before signing a standard lease.

For a small team, a serviced office can be the more economical choice once these costs are included. It also reduces the amount you need to organise before moving in.

A larger team planning to stay for several years may find better value in a traditional lease, particularly if the business needs a customised layout or storage. There is no fixed team size at which one becomes cheaper than the other.

Compare both options over the same period, using the same number of desks. Include setup costs, recurring bills and any charges you would incur when leaving.

Which location gives the best value?

The best value comes from choosing an address that works for your team and clients.

  • Al Hudaiba Mall: Internal offices cost AED 1,388.88 per workstation per month, excluding VAT. Located on Al Mina Street, it is worth considering if you want a central base at one of our lower office rates.
  • Concord Tower: Internal offices also cost AED 1,388.88 per workstation per month, excluding VAT. Its Dubai Media City location may suit creative, digital and media businesses, with tram and metro connections to consider for the daily commute.
  • The H Hotel: Internal offices cost AED 2,361.13 per workstation per month, excluding VAT. Its Sheikh Zayed Road location is a practical option for businesses that regularly meet clients around Dubai World Trade Center and DIFC.

Before deciding, visit the office and try the journey at your usual commuting time. An address that looks convenient on a map may feel different during the working week.

How to compare serviced office quotes

Ask each provider the same questions so you can compare their answers fairly:

  1. What is the monthly price for the whole office and per workstation, excluding VAT?
  2. Which utilities and services are included?
  3. How many meeting room hours do we receive, and what do additional hours cost?
  4. How much is the deposit, and what are the conditions for its return?
  5. What is the minimum agreement term and notice period?
  6. Is the quoted price fixed throughout the agreement?
  7. Is Ejari included, and is the package suitable for our trade licence requirements?
  8. What would we pay for parking, printing, visa services or other extras?

Get the answers in writing. A clear quote makes budgeting easier and gives you something useful to compare with other offers.

Is there an offer right now?

At the time of writing in October 2026, Austria Business Center offers three months free on a 12-month office agreement at all three locations. The free months are the 1st, 5th and 9th.

The deposit is 10% of the annual contract value, with payment by three cheques.

For a two-workstation internal office at Al Hudaiba Mall, nine paid months at AED 2,777.75 come to AED 24,999.75 before VAT. Spread across the full 12-month term, that is an average rental cost of approximately AED 2,083 per month, excluding VAT and the deposit.

The offer is subject to availability. Please confirm the current rates, eligibility and terms when requesting your quote.
